Investor Narrative Sprint · property & infrastructure developers

Explain the opportunity the same way in every room.

A defined 3–5-week sprint that turns a complex development into a consistent investor and partner narrative — positioning, story, deck, one-pager and the answers to the hard questions — before the meetings that matter.

For founders, CEOs and development principals preparing investor, lender, JV or partner materials.

Sound familiar?

The project is strong. The story keeps changing.

i

It depends who is presenting.

The founder tells it one way, the development director another, the adviser a third. Investors hear the differences before they hear the opportunity.

What changes: one narrative architecture — the sentence, the three proofs, the ask — that everyone can repeat.
ii

The deck and the model disagree.

Materials were built at different times by different people. A sharp analyst finds the gap in the first ten minutes.

What changes: a deck and one-pager rebuilt against the current numbers, with every claim traceable to a source.
iii

Partners can't carry it for you.

Lenders, JV partners and committees need to re-explain the opportunity internally — with your materials, without you in the room.

What changes: materials designed to be forwarded, an objection map, and a rehearsal before the first meeting.
02

What you receive

Everything the first meeting needs, and the second.

The boundary. We prepare materials and communication. We do not raise capital, introduce or solicit investors, hold funds, give investment advice, or take a percentage of any raise. Financial figures remain yours and your advisers'; we make them clear, not different.

How the sprint runs

Week 1
Discovery

Leadership interviews, review of existing materials and the model, and the audience list: who has to say yes, and what they need to hear.

Week 2
Positioning & architecture

Positioning memo and narrative architecture agreed before any slide is designed.

Week 3
Deck & one-pager

First full drafts, designed, with every claim mapped to a source in your materials.

Week 4
Refinement

Revisions with your numbers and your advisers; objection map drafted from what the audience will actually ask.

Week 5
Rehearsal & handover

Presentation rehearsed, Q&A tested, editable files and the data-room checklist handed over.

Three-week sprints compress weeks 3–5. Scope, dates and fee are fixed in writing before we start. Paid in advance. Engagement terms ↗

Who it's for

A strong fit when
  • You are preparing investor, lender, JV or partner materials for a specific development or platform, with a date in view.
  • The opportunity is genuinely complex — mixed use, staged, infrastructure-dependent, or new to its market.
  • The numbers exist and are owned by you or your advisers; what is missing is the story that carries them.
  • More than one person will present it, and they need to say the same thing.
Likely not yet
  • You need capital raised, investors introduced or a placement run — we do not do that.
  • The financial model is not yet built; the narrative cannot run ahead of it.
  • You want a template deck filled in rather than a narrative worked out.

Not a developer, but with something complex to explain? The same sprint applies. See the practice ↗

Questions before you call

Do you raise capital or introduce investors?

No. We prepare materials and communication only. We do not raise capital, solicit or introduce investors, hold funds, give investment advice or take a percentage of any raise. That boundary is written into every proposal.

We already have a deck. Is the sprint still useful?

Usually that is the starting point. Week one reviews what exists and where it diverges from the model and from how the principals actually tell the story. Often the deck survives in part; the architecture underneath it is what changes.

What do you need from us?

The current model and materials, two to three hours of leadership time in week one, a named decision-maker for revisions, and your advisers' availability to check figures. Everything is shared by secure link under a mutual NDA if you prefer.

How is it priced and paid?

From US$15,000, fixed once scope is agreed in writing, paid in advance. Taxes additional where applicable. Design production beyond the deck and one-pager, print, video and third-party costs are quoted separately. Engagement terms ↗
